AI Builds the Websites That Pay You Monthly
Okay, a couple months ago, I posted this episode about a guy that does rank and rent. In other
words, he proactively builds websites for local home service businesses and then gets them to
start generating leads. And then once they get leads, he reaches out to a business owner in
that niche in that area and says, "Hey, I've got leads for you. Do you want to buy them?" And they
usually say yes. Remember, this guy makes between like $300 and $3,000 per website per month. He
owns the website, the phone number, the domain name, and he passes on all the leads. We don't
need code, the hosting, the email, everything. It's all going to happen on the same platform.
And once we have one website, we can literally copy and paste it across other niches or across,
you know, the same niche but in different markets. I got hundreds of DMs saying,
"How do you do this? How do you do this? Here's how you do it. It's really not that hard."
First, let me dive in a little deeper on how this business model actually works. So, we're going to
find a website called like pool cleanersdall dallas.com or something, something generic,
service name, city name. Then, we're going to use this tool that I'm about to show you to optimize
it for local search so that when people in Dallas need a pool cleaner, that website will start to
rank organically for them. And then the customer inevitably fills out a form or calls a phone
number, that's going to be a lead. That's what we're charging money for. Got it? Got it. This
business works because local service businesses are generally terrible at internet marketing.
It's not their core competency. It doesn't need to be. That's fine. It can be ours. We can be good at
marketing even if we're not today. A lot of these guys very much have a if it's not broke, don't
fix it mentality. Their website was built in 2009. It still generates leads for them, but they don't
know how much better it could be if they actually optimized it. We're going to show them. And I'll
tell you right now, not all of these websites are going to be bangers. Not all of them are going to
bring in a bunch of leads and just have people banging down your door to buy those leads from
you. It's like fishing. You know what a trot line is? I used to live in Alabama and we would run
trot lines across these creeks. The more hooks on your trot line, the more fish on your hooks
the next morning. Okay, so we're just setting out a trot line with a bunch of hooks. Not all of them
will have fish, but the more hooks we set out, aka the more websites we build, the more money
we'll make. So, we're going to go to Hostinger and their product here is called Hostinger Horizons.
But before we build the website, we got to know what website to build. What niche are we building
in? And what markets are we building in? Well, we're going to go to trends.google.com. And I
like pool service because it's a growing category. Co started this huge boom in pool building and now
all those pools need to get serviced. So if I go to Google trends and look at the United States
2004 to present and type in pool service near me up and to the right. Okay. It's obviously a
seasonal thing. That's fine. Seasonality is great. It's trending upwards. The market's
growing. Okay. Now what is one of the fastest growing cities in the country? Bentonville,
Arkansas. Believe it or not, home of Walmart headquarters. It is booming in Bentonville.
lot of people with a lot of money building a lot of pools. So, is the domain name bentonvillepool
service.com open? It's called an EMD, exact match domain. That's what we want here because that's
exactly what people in or around Bentonville are going to be searching. So, that sends Google a
positive signal that our website has a relevancy. That's what Google wants to see. It wants to be
sure that if it puts a website in front of a user, they will get what they expect when they
click on that website. So thankfully we can get a domain name right within Hostinger so we don't
need to like connect things across platforms. We're going to go to hostinger.com/domain-name-
search. We will put that in the description. Okay. And we're going to type in Bentonville
service.com. Look at that. It's available. Okay. Now two chat windows that you're looking at. The
one in the center which is the main one and then the one on the right which is Cody. Cody
is like the help desk, right? So, if you don't really know how to prompt something very well,
ask Cody and then paste that prompt over to the main one. Let's do that. Okay. I want to build a
generic lead genen site for a pool service business in Bentonville, Arkansas. The URL
is bentonville pool service.com. The site will use best practices for SEO and generate organic
leads over time from people in Northwest Arkansas looking for pool service and then I'll sell those
leads to actual pool service companies in that area. give me the perfect prompt to paste into
Hostessure Horizons so it can generate this exact site for me. I will want to eventually copy and
paste this site across other markets and niches. So, okay, here's a ready to paste prompt. Okay,
we're just going to do that. Okay, so it's important to tell any AI what your intent is,
right? Give it context and tell it your intent because it's going to know more about what
you're wanting than what you even know cuz we've never done this before, right? So, just tell it
what's in your heart, mind, and soul. Boom. We're going to pick a plan. You can head on over to my
link for Hostinger or Horizons. Grab the starter plan with the 12-month option. You can also claim
your free domain name here as well. It's going to be included with the plan for a full year,
so you don't have to make a separate purchase. And drop in my code, Kerner Office, all one word,
for 10% off. So, we've proven the industry pool service. We've proven the market, Bentonville. We
can see right here it's the fastest growing city in Arkansas and the fifth fastest growing city in
the United States. Cool. We've proven everything, so we're more likely to be successful now. Okay,
there's my prompt. Let's see what it can do. Okay, I'll build a clean, professional lead generation
site. yada yada yada. Homepage services, service area, about, contact SEO optimization, mobile
first, scalable template structure. Awesome. That way, if I want to copy and paste this, I can just
say, okay, instead of pool service, Bentonville, we're doing gutter cleaning Philadelphia. You get
the idea. Okay, boom. It's done. That's what we're working with here, folks. That is not freaking bad
at all. Services. Okay. Now, remember, every single one of these words and characters and
paragraphs is a little signal to the SEO gods out there that it should rank this website more
highly. Our story about boom. So, let's say I want to make a little change. You just ask it to make a
change. Like, if I were building this website by hand, I would not require email, only phone. So,
just ask. Remove the email as a requirement on the lead form. Okay. So, I didn't explain it well
enough. It removed the requirement of email, but it left the field. I don't even want the field.
Okay, keep in mind this is very important. They need to call this carer's law or something. There
is a direct correlation between the intent of your potential customer and the level of friction you
have. Let me explain. Let's say your lead form only asks for their email. Nothing else. Not
what service do they need, what their phone number is, what their name is, only their email. you're
going to get, I'm making this up, but let's say a 5% conversion rate, which is amazing. Say you need
email and name, it drops to 4%. But of those 4%, they have higher intent because they were willing
to go through an additional piece of friction to give you their info. Let's say you put email,
phone, service needed, address, blood type, whatever, genealological, family tree,
your conversion rate drops to 0.5%. But the chance of those.5% of people buying from you is way way
way way higher than if it were 5% and people were just giving you their emails. There is a perfect
trade-off between friction and intent, okay? And conversion rate. Don't ever forget that the trick
is to find the balance for you and your niche. There's not a one-sizefits-all. I wish I could
tell you only ask for the email because you want the highest conversion rate possible. No,
it depends on a lot of things. In my experience, the higher ticket it is, the more friction you
need. We had a business where we were selling uh sport courts, sport court construction services
and our first lead form just asked for like their name and their email. We got a ton of leads and
none of them converted 0%. Then we added a bunch of things like the size of your house, the size
of your yard, a lot of friction and our conversion rate dropped a ton, but our close rate went from
0% to like 30%. Which was insane, right? Cuz it's higher ticket. But if it were like lawnmowing,
a $50 service, low friction is okay there. Okay, did exactly what I needed. Service needed is still
here but no longer required. Email is gone. So if you want to change something, just ask. If
you want to change like some text or something, just toggle this button right here, edit content,
and you just say, you just change it right there, baby. Boom. Done. From get in touch to contact
us. Easy peasy. Okay. I wanted to add a new section called why choose us. Why? Because local
customers, anyone really, they make decisions based on trust. So, why choose us page goes a
really long way in making that happen. I'm going ask it to do that. Boom. Why choose us? There it
is. Perfect. Toggle back that edit content and those boxes go away. Hey, I got to publish this
thing. First of all, I'm going to click publish. Can't miss it. Top right. Done. Right now,
it's on a temporary domain. We can see right here that the website works. It's beautiful. It's live.
Okay. Love it. But we bought a custom domain. Remember, we got to connect that. Bentonville
Pool Service. There it is. Right at the top. Easy to find. Register. Finishing the registration.
Boom. Added to my site. Easy peasy. We're going to click publish again now that it's on a custom
website. Okay. Now, we need to integrate with something, right? This probably isn't going to be
a website that you would integrate with a payment provider like Stripe or PayPal, but we could if
we wanted to use the same website for charging our customers. So in this case, our customers are not
people that need pool service. Our customers are an actual pool service in Bentonville, Arkansas.
So we want to keep things clean and easy, and we want like a special page on this website, kind of
a hidden page, maybe password protected, where we have our customers pay our invoices. Then we want
to integrate with Stripe. Okay. So if we want to integrate with Stripe, just ask it. So it's
kind of nice. It linked me directly to my Stripe dashboard. Okay. I went to Stripe to the link.
it gave me. I just clicked create API key. There it is. Pasting it in right here. Blurring that out
for you. I didn't even ask for it to set up an invoicing system for me, but it's kind of going
the extra mile. If we wanted to monetize this with ads, you can do that by integrating AdSense,
which is Google's ads company. I don't want to do that here, but it's not a bad idea cuz you're not
really going to turn customers away if your site has ads on it. were used to ads and or
they already have ad blockers as it is, but it's just not the strategy I'm going for here. Boom.
Just like that. I didn't even ask for it, but now I have an admin portal where I can send invoices,
see invoices, and others can come and pay invoices. All because I just gave it my one Stripe
API key. Awesome. So, to integrate AdSense, this is literally all you do. You go to this website
right here, Google AdSense, create an account. Just like the Stripe API key, you get a key. It's
called a publisher ID. Then you come back here to the chat, give it the publisher ID, and it
integrates it and then asks you where do you want the ads, the top, on the side, wherever. Boom.
Done. Good to go. We're going to click publish yet again just to be safe. If you choose the yearly
plan, then you get free domain and hosting. You've got SSL, which is like security on your website,
worth tens or even hundreds of dollars depending on who I'm able to sell it to. And remember,
Postinger built my website to be SEO friendly. It has metatags, meta descriptions, H1, all the
weird terminologies that you need to rank highly, it already has. It's got local keywords mentioned
throughout all of the content, a few blog articles in there, the names of other outlying cities that
aren't Bentonville but are close by. You'll still need to go out to like chambers of commerce and
get some good backlinks. That'll help create a Google business profile. We're not done yet,
but we're 80% of the way there. How to get your first customer? Well, wait until you get
some leads in. You don't want to try getting a pool service business to buy these from you
before you have any leads. Then you're just like a dreamer. You're a nobody. You need to give them
the first leads for free so that they can see that a they are real and b that they are good. And then
you'll be like their drug dealer. They'll want to buy all of your leads and they'll want to be
exclusive to you, which means you can charge more. And it also means you won't have to keep shopping
around for other pool service customers to buy your leads. It's a win-win. We're not building
and selling them a website. I've posted other videos about that. That's also a great business.
We're building them their business. We're we're bringing them customers. The starter plan supports
up to 25 websites. So for under a buck a site, you can really scale this out. Let's say each
site eventually, remember, some sites are going to be duds. Some sites will take weeks or months
to start bringing in leads. But eventually, let's say you had 10 sites bringing in 800 bucks a month
each on average, right? Some 3,000, some 20 bucks. That's 8 grand a month. That's almost 100 grand a
year. And it's quite passive. It really is. And super convenient and efficient because Hostinger
Horizons offers everything you need all on this one platform super cheaply. They support my site,
I support them. Use promo code kerner office for 10% off. And you got a 30-day money back
guarantee so you can kick the tires if it doesn't work out. Turn that idea into something real.
