As long as it's not summer, it's basically raining every day. If you have watched my video, you should know that I bought a house in Seattle a while ago.
This is the one I'm living in now. It's a pretty big house. Because I live alone, many people ask me why I want to buy such a big house. Are you crazy? This house is really big. If I live alone, I definitely won't use such a big house. The main reason I bought this house at the time was to value its cash flow. Plus, I need a place to live. I also introduced it in the previous video. I spent a little money to renovate the downstairs. Then it became an Airbnb. Long-term Airbnb.
The so-called long-term Airbnb is to live for at least 30 days or more. Why do I do this? I'll tell you in the video later. Because Seattle is the headquarters of many big companies. There are Amazon, Microsoft, Boeing, and Starbucks. Anyway, many people will come here to intern or work. Or short-term transfer to work here. So that's why I decided to invest in Seattle real estate. Because the rent and housing prices here are much better than in many other big cities in the United States.
Of course, Seattle's housing prices are very expensive, and at least there are money stocks in the U.S. ranking. But for comprehensive consideration, I personally prefer this city. So today I'm going to share with you all the numbers. How do I spend $0 a month to live in this house for free and continue to own this property? I don't need to pay the loan myself. If you are interested in investing in real estate, I suggest you watch the video to the end. I think it will be very helpful to you. Of course, you may not be in the United States, but the concept is actually similar.

First, let's talk about the expenses of this house. As for the loan part, my bank is the first joint bank. It's the bank that closed before. That's right, the bank closed, so I still have to pay the loan. My monthly loan expense is $3467. This is a fixed number. Some of it is interest, and the other part is the balance.
The second part of the expenditure is the insurance of this house. In the United States, basically all real estate needs insurance. Of course, you can not buy it, but the general loan company will not loan you if you do not buy insurance. And house insurance is very important, you must buy it. It is very wide, including someone coming in to steal things, you lose property, tobacco and fire, and some natural disasters will be included in the insurance. So it's very important. My insurance fee is $1,119.98 a year, which is about $93 a month.
The third part is the house tax. My house tax is about $620 per month. How do you calculate the house tax? Joe Man came to Seattle to shoot a video about the real estate opening. He said that the US real estate tax is 1% of the house price. This is actually wrong. The calculation of the US house tax is actually very complicated.
Every region, every city, every state is different. And the situation of every family will directly affect your house land tax. Like my previous owner of this house, they have actually retired. So they only pay me one-third of the tax. How much is the specific tax? You can check it on the website. The next most important expense is electricity bill. The electricity bill is about $200 per month on average.
Because when I moved in, it was probably winter. In winter, the electricity bill is about $500 per two months. The electricity bill on the lower side is paid once every two months. Of course, in spring and summer, electricity bills will be much cheaper. So I will catch about $200 a month. The next one is the water bill. The water bill is about $400 to $500 per two months. But because the water bill is not seasonal, I will calculate it in the expensive one. It's about $250 a month.
The last expense is cleaning. Because I live in an Airbnb downstairs, I need to invite people to clean every time the tenant leaves. But because some tenants will rent for a longer time, maybe more than two or three months, my cleaning cost will be lower. If you calculate it on average, it will be about $150 per month. So in total, the monthly expenses of this house are $4780 per month.
Now let's talk about income. First, the apartment downstairs is Airbnb. The monthly income is currently $2,600. The price of Airbnb downstairs is floating. But for now, from the time I started renting in February to now, the monthly average income is about $2,600. There are actually a lot of rooms upstairs. One of them is a room that I rented to a friend in Toronto. He works at Amazon in Seattle. The other room is currently rented to another friend in Seattle. He works at Expedia. The rent is also $1,200 a month.
So if you add up the top and bottom, the total income is $5,000 a month. So if you look at the current figure, this income is more than all my expenses. And you can make a little bit more every month. Then many netizens will say, "What is this free living? You have to pay the investment cost of the investment for the house. Yes, that's right. When I bought the house, I did pay more than 30% of the cash investment. And indeed, any investment has its opportunity cost.
If you calculate it with a 4% profit, the opportunity cost of the first seven months is less than $1200. But you need to know that I bought this house to achieve three goals. The first is to solve the problem of the place where I live. I have my own studio and a bedroom. And I have my own private bathroom. Although I live with two friends, their rooms are very far from my room. And they are all people I know.
and our living habits are very similar. Everyone is a housekeeper. If I rent a studio near my house, which is a house, the rent per month is about $1,500. I also have to pay the electricity bill myself, and my personal space will also become very small. The second goal I achieved is to invest in a stable cash flow real estate. I mentioned in the previous videos that because the land of this house is very large and the location is very close to the city center, it will take about 10 minutes to get there. So my current plan is to build a two-room, one-room DADU on my backyard.
You can also buy this type of house directly on Home Depot. After the DADU is built, the extra income per month should be around $2,500 to $3,000. So in the cash flow, the rent of this house in the future can not only pay all the mortgage and expenses, but also have a positive income. The third purpose is to invest in a future-proofing
Because this is an old house If you have seen my previous video, you should know that the house itself is usually older and its price will slowly drop. But if the ground is big enough, the location is good enough, the ground will rise over time. So in the next five years or ten years, if I have spare money, I can directly lift the roof and then add a layer on top. Then renovate the whole interior
This is the first option that can greatly increase the value of this real estate. The second option is that I can directly demolish this whole house and then build a townhouse with six units. It's that kind of serial villa. I've already invited a friend who does construction to help me. He said that there should be no problem with zoning here. It's a probability that the government will approve me to do this. But this is a very large project and a very large investment. It needs a very high cash flow. I think it will take at least five or ten years before I will consider it.
So what I want to say is that when I bought this house, I was actually very clear that I might not buy it at the point where the house was just about to be sold. Although relatively speaking, I have already bought it at a cheap price and now it has risen, but will the house price continue to fall in the future? No one knows. But my idea at that time was that if I lost my job in the worst case, all the stocks would be in a crash, all my investments would fail, and there would be no other cash flow.
I will not force myself to a final payment before I buy this house. I have already calculated the cash flow. In the worst case, I can rent out every room. I can also live well without worrying about cash flow. Or I want to force the house to sell. So I would suggest that if you want to buy a house or invest in real estate, you can simulate the worst situation. Because buying a house is a big investment. And we usually borrow money from the bank. Unless you are a good student.
In other words, if you buy a house, you will use your money to invest. If you lose your job today and you don't have a stable income, can you afford this house? Because no one knows what will happen in the future. Another thing I want to talk about is that I am quite lucky today. I can rent out the upstairs house to my friends who I know. In fact, I didn't plan to rent out the upstairs room at first. Because I was completely burdened. I don't want to live with strangers either. Just for a little money.
So this is also something you need to consider If you rent your room, you may need to live with strangers, shared kitchen or toilet. Next is Airbnb downstairs. I am very lucky. All of them are rented out. There is no gap. But I think because my current setting is a 30-day rental mode, I will definitely encounter some gaps. There is a gap between the distance from the guest to the guest. So on average, the rent may not always be so high every month.
But another thing you can consider is that rent will also increase over time. Many people will have a question Why should I rent an Airbnb downstairs? In fact, I can also use a lower price to find a long-term tenant to sign a contract with them. So I don't have to manage Airbnb by myself. These locks still need to be cleaned by someone. This actually involves some very unfavorable laws against the landlord in the United States.
If you find a good tenant, congratulations, you don't need to worry too much. But in the US, many tenants know the loopholes of these laws. They can pay no rent at all and just play for a few months. You can't drive them away. You can only follow the legal procedures. If you follow the legal procedures, the whole process will take 30 months at the fastest. If it's slow, it can take more than a year.
And you may also have to pay a lawyer. Anyway, it's a very troublesome process. You can legally drive away the tenants who do not pay rent. And after driving away, no one will compensate you for the rent and lawyer fees you lost in the past few months. And to be honest, these are all fine. The most troublesome is what? It's the tenant's explosive destruction of your house. Since these tenants will deliberately delay rent, it means that their value is not high.
